Qualified buyers can finance 100% of the home's price — no down payment required, one of the most powerful benefits you've earned.

No monthly PMI

Unlike conventional loans with less than 20% down, VA loans carry no private mortgage insurance — that's real money back in your budget every month.

Competitive rates

Because the VA backs a portion of the loan, lenders offer some of the most competitive interest rates available to any buyer.

Reusable entitlement

Your benefit isn't one-and-done. You can use it again after paying off a home — and some buyers can carry two VA loans at once.

Flexible credit

VA guidelines are often more forgiving on credit scores and debt-to-income ratios — helpful during frequent moves or after deployments.

Refinance options

Already have a VA loan? A VA refinance (IRRRL) can lower your rate with minimal paperwork — and refinances are welcome, too.

    Confirm you're eligible

    Most veterans, active-duty service members, National Guard and Reserve members with qualifying service, and many surviving spouses qualify. If you're unsure, we check together — it takes one short conversation.

  2. 02

    Request your Certificate of Eligibility (COE)

    The COE proves your benefit to the lender. You can request it at va.gov, or your lender can usually pull it in minutes. I'll walk you through it and make sure nothing stalls.

  3. 03

    Gather your documents

    DD-214 (or statement of service if you're active duty), photo ID, last 30 days of pay stubs, two years of W-2s or tax returns, and two months of bank statements. Disability award letters help too — that income counts.

  4. 04

    Get pre-approved with a VA-savvy lender

    Not every lender knows VA loans well. I introduce you to lenders who close them every month, so your offer is taken seriously and nothing surprises you later.

  5. 05

    Find the right home

    We tour homes that fit your budget, commute and family — and that can pass the VA appraisal. I flag properties likely to create problems before you fall in love with them.

  6. 06

    Make a strong offer

    VA offers win. We structure yours so the seller sees strength, and we ask the seller to cover closing costs where the market allows — VA rules let them.

  7. 07

    Appraisal, inspection and underwriting

    The VA appraisal checks value and basic safety standards. I coordinate inspections, repairs and deadlines so your file keeps moving.

  8. 08

    Close and get your keys

    You sign, the loan funds, and the home is yours — often with little or nothing out of pocket. Then I stay available for anything that comes after.

Good to know

  • There is no loan limit for most eligible buyers with full entitlement — your income and credit set the ceiling, not the VA.
  • The VA funding fee replaces mortgage insurance, and it is waived entirely for veterans receiving service-connected disability compensation.
  • The home must be your primary residence; you generally need to move in within 60 days of closing.
  • You can reuse the benefit after selling and paying off a VA loan, and sometimes hold two VA loans at once after a PCS move.
  • Sellers are allowed to pay your closing costs, and certain fees cannot be charged to a VA buyer at all.

Florida Assist & state programs

Florida offers forgivable second-loan programs that help cover down payment and closing costs — even alongside a $0-down VA loan, they can cover your cash-to-close.

Seller credits

Sellers can contribute toward your closing costs and prepaid expenses. I negotiate this into your offer whenever the market allows.

Asked by military families all the time.

What is the VA funding fee?

It's a one-time fee paid to the VA (usually rolled into the loan) that keeps the program running. Veterans with a service-connected disability rating are exempt — I'll make sure your lender applies the exemption if you qualify.

Can I use a VA loan more than once?

Yes. Your entitlement is reusable. After you sell or pay off a VA-backed home, you can restore your entitlement and buy again — and in some cases you can hold two VA loans at the same time.

Do I need a down payment with a VA loan?

No — that's the headline benefit. Some buyers still choose to put money down to lower their monthly payment, and we can talk through whether that makes sense for you.
